Meet the Team

Green Leaf Owner/Inspector, Eric Swiatek

My background includes 16 years’ experience as a federal inspector for The Department Housing and Urban Development (HUD).  Though the years, I have gained experience in all aspects of homeownership. I founded Green Leaf Inspections out of a desire to turn my career in housing into something meaningful and more personal. One purpose was to build a family business I could be proud of and build a legacy. By becoming a home inspector, I am able to help my clients with one of the most important purchases they will ever make. Nothing is more rewarding for me than that. The greater Cleveland area has always been my home. I was raised here, and I’m proud to call Cleveland home. Naturally, I decided to raise my family here.

As I work to build my business, my priority is providing the best service available. Although not a requirement for the State of Ohio, I have successfully passed the National Home Inspection Exam (NHIE) and am now nationally certified by the Examination Board of Professional Home Inspectors. I am a member of The American Society of Home Inspectors (ASHI) — the industry’s leading trade organization — and I adhere to all ethical and training standards set forth by this organization. A focus on continual education ensues that I am using the latest tools and technology available.

Green Leaf Lead Inspector, Andy Simonson

Andy joined Green Leaf Inspections in the summer of 2021. Before that, he spent his time as a faculty instructor at various academic institutions. He serves as an adjunct faculty member at John Carroll University. He constantly seeks to challenge himself and seek out new adventures. By becoming a home inspector, he assists clients with one of the most important investments they will ever make. 

Andy takes pride in building his skillset and sharing knowledge with others. His priority is providing the best service available. —an Ohio state-licensed and nationally certified by the Examination Board of Professional Home Inspectors. Next, as a certified inspector by the industry’s leading organization – The American Society of Home Inspectors. He maintains all ethical and training standards set forth by this organization. Through continuing education training, he stays updated on inspection techniques, changes in building standards, and available technology.

Andy takes pride in his work and dedicates himself to delivering the best results possible for clients. Whether someone is buying their first home or fifth, real estate transactions can be stressful, and his happy to guide people through the process. Providing detailed and insightful information allows his clients to have peace of mind moving forward in the investment process.

Your home inspector will provide a wriiten report evaluating the house’s major systems and outying areas, including: Exterior
  • Driveways, walkways, balconies , decks, patios and retaining walls
  • Building perimeter, land grade & water drainage adjacent to the foundation
  • Identify exterior items that might adversely effect the structure
  • Windows, doors, exposed area of chimneys, rain gutters and roof
Interior
  • Foundation walls and floor slab including for water infiltration
  • Exposed bearing walls, posts, piers, beams, sub-floors, chimney and stairs
  • Roof structure and attic insultation
  • Electrical, heating and cooling, and plumbing systems
