The Exterior

Visual inspection of the exterior will evaluate the grading of the lot around the house for obvious drainage problems. We will check walkways and driveways for apparent deterioration or safety concerns. We will also visually inspect vegetation surrounding the house for obvious problems such as the intrusion of roots near the foundation or buried utilities or overgrowth that might promote excess humidity or contribute to security issues. assessment of decks, balconies, eaves, soffits and fascias. Electric garage door openers should be checked to confirm they are in compliance with current safety standards. All gutters and downspouts are inspected for proper functionality – this is an extremely important system of a home – and one that is often overlooked by home owners. If the home has a crawlspace we enter the space if it is safe to do so.

The Roofing System

We will estimate the age of the roofing materials, inspect skylights, flashing, fascia boards and inform our clients the number of layers of roofing material noted at the time of inspection. One of the key parts of any good home inspection is a thorough inspection of the attic. Although this is technically included as part of inspection of the interior, an attic inspection tells us a lot about how the roofing system is functioning, and will confirm any issues we may have noted during our inspection of the roof itself.

The Plumbing Systems

We will test the interior water supply and distribution system including water heating equipment (estimating age and approximate time to replacement) and the appropriateness of vents, flues, and chimneys. We will flush toilets to check for leaks and run all faucets to assess water pressure and the immediacy and volume of available hot water.

The Electrical System

We will inspect the home’s main electrical panel and any sub panels for proper over current protection, grounding, signs of failure/concern, and also for the presence of any aluminum wiring (a serious fire hazard and banned for many years in most states). We also check a representative number of switches and outlets in the house, including GFCI outlets to ensure proper wiring and function.

The Heating and Cooling Systems

Regardless of the season we will check the furnace and provide you with its age and estimated remaining life. If possible, we will inspect the outdoor air conditioning  condenser unit (this system cannot be checked if the ambient outdoor temperature is below 65 degrees).

The Interior

All walls and ceilings will be inspected for signs of water intrusion, or sagging or other signs of underlying issues. Stairways and railings will be checked for safety and a sample of windows and doors inspected for condition and ease of operation. We will look at countertops and a representative number of the kitchen cabinet interiors and drawers for condition and integrity. Included in this section is a visual inspection of the homes We will also check the basement for indications of previous water intrusion in addition to signs of structural problems.

Fireplace Inspection

We will check for the integrity of the flue, proper draft, any blockages in the chimney and will visually inspect, as much as possible, the exterior of the chimney for damage to bricks, pointing, and flashing.

Attic Inspection

We will go into the attic of the home. Inspection of the attic is of paramount importance. Proper inspection of the attic is the best way to learn how the roofing system is function. Poor ventilation is perhaps the biggest issue we see during our attic inspections. Poor ventilation can lead to rot, mold, poor air quality or excessive energy consumption. We will check insulation and vapor barriers in unfinished areas of the attic and in the foundation area and look for the presence and operation of any mechanical ventilation systems in the attic and other high humidity areas such as kitchens and bath.
